The Process, Step By Step
- Define the monitoring purpose and intended decision.
- Agree the sampling strategy, access and accreditation scope.
- Carry out the relevant monitoring and inspection activities.
- Report the findings, limitations and certification where applicable.
Start With The Monitoring Objective
Air testing needs a defined purpose. Personal exposure monitoring, checks outside an enclosure and clearance monitoring answer different questions. The sampling strategy must reflect the activity, location and conditions being assessed, rather than treating every request as the same kind of test.
Tell us whether removal is planned, work is under way or a suspected disturbance has occurred. Explain who needs the report and what decision they need to make. An analyst can then consider the appropriate method and whether other inspection or sampling is needed first.
What Air Results Can Establish
Air monitoring provides evidence about airborne fibre concentrations during the sampling period. It does not locate asbestos hidden in building materials. Results must be read alongside the purpose, sampling locations, duration, site conditions and analytical method described in the report.
Routine fibre counting has limitations, including its ability to distinguish asbestos from some other fibres. A low measured result must not be used as blanket evidence that a building contains no asbestos. Material identification and survey work remain separate parts of understanding the premises.
Clearance Is A Wider Process
Where four-stage clearance is required after licensed removal, an air test is only part of the process. The analyst also assesses site conditions, carries out a thorough visual inspection and checks the work area after enclosure removal. The outcome is documented through the relevant certification.
Discuss the clearance scope early enough for the analyst to understand the removal plan and site layout. The building client should appoint the clearance analyst independently, as HSE recommends. Avoid booking a test only after the removal team is waiting to hand back the area.
If Suspect Material Has Been Disturbed
Stop the activity and keep people away from the affected area. Do not sweep debris, use an ordinary vacuum or attempt a clean-up to prepare for testing. Explain what happened and which activities took place before specialist advice is arranged.
A test alone cannot make an affected space ready for use. The response may require inspection, controlled cleaning, material analysis and other measures depending on the circumstances. Access decisions should follow the competent assessment, with the basis for reopening an area recorded in the project file.
Plan Reporting And Costs
Air monitoring cost depends on the purpose, number of sampling locations, site attendance and analytical requirements. Clearance work also depends on the size and complexity of the removal area and whether it is ready for inspection. Repeated attendance after an unsuccessful inspection can affect the overall cost.
Provide the removal scope, site plans and intended programme before requesting a proposal. Ask what accreditation applies and which deliverables will be supplied. Retain the report with removal records and register updates so future project teams can understand both the work completed and any remaining asbestos.
Your Project Handover Checklist
Before accepting the final documents, check that the site address, inspected locations and agreed scope match the instruction. Ask for any restrictions to be explained in terms of the work you intend to carry out, with a clear next action for unresolved areas.
Keep a controlled copy where your facilities and project teams can find it. When responsibility passes to a new manager or contractor, transfer the records with the building information and explain any outstanding actions. A useful handover makes the limits of the evidence as clear as the findings.
Standards And Guidance
The Control of Asbestos Regulations 2012 govern work with asbestos. The required competence, methods and records depend on the task. Use the relevant HSE guidance below alongside a site-specific assessment, and ask the proposed firm to confirm the credentials and scope appropriate to your instruction.
Air Testing Questions
Is An Air Test The Same As Clearance?
An asbestos air test is not the same as the full four-stage clearance process. Where that process applies, air monitoring sits alongside detailed inspections and other checks before certification. Ask the analyst what has been commissioned and what the report can support. A standalone result should not be treated as approval for every aspect of reoccupation.
How Much Does A Survey Cost?
Asbestos survey cost depends on the building, the investigation required and the access arrangements. Sample numbers, plant rooms, voids and occupied areas can all affect the scope. Ask for a proposal that identifies the survey type, deliverables and exclusions, then compare those details. Provide drawings and a description of the premises for a meaningful quotation.
